Booking Terms & Conditions

Atlanta Guest House is a trading name of Nicermer Hotels Limited.

1. Acceptance of Terms

A confirmed reservation constitutes acceptance of these Booking Terms & Conditions, together with any rate, cancellation, payment and occupancy conditions displayed at the time of booking.
Where a reservation is made through an authorised third-party booking channel or platform, the booking conditions displayed and accepted through that platform will also apply.
No material payment or cancellation condition will be imposed retrospectively where it was not part of the terms applicable when the reservation was made.

2. Reservations & Occupancy

Reservations are valid only for the guest or guests named or otherwise registered against the booking
The number of persons occupying a room must not exceed the maximum occupancy permitted for that room.
Guests must provide accurate booking information and must notify Atlanta Guest House of any material change to the reservation before arrival. Only persons included within a valid and confirmed reservation may stay overnight at the property. A reservation may not be transferred, resold or assigned to another person without prior approval from Atlanta Guest House.

3. Scope of Accommodation & Guest Access

A reservation provides accommodation and access only to the room allocated to the guest, designated guest areas and those routes reasonably necessary to enter and leave those areas.
A booking does not provide unrestricted access to the building or to areas which are not intended for guest use.
Private kitchens, offices, storage areas, service areas, staff areas, owners’ accommodation and other restricted parts of the property are not included within a guest’s booking unless expressly authorised by management.
Guests must comply with any reasonable access, safety or security instructions given by management.

4. Payment

Payment terms depend upon the rate, booking type and booking channel selected.
Any deposit, prepayment or balance due must be paid in accordance with the terms displayed when the reservation is made.
Where payment is due and cannot be successfully processed, Atlanta Guest House may request updated or alternative payment details.
Where payment remains outstanding after the applicable deadline, the reservation may be cancelled or released, subject to the terms applicable to that booking and any legal rights that apply.
Guests remain responsible for charges properly due under their reservation, including authorised additional charges incurred during the stay.

5. Check-in & Check-out

Check-in: 3:00pm – 8:00pm. Check-out: by 10:30am.

6. Cancellations & No-Shows

Where a particular booking or rate has different deposit, payment or cancellation conditions, the conditions displayed and accepted through the booking system at the time of booking will apply to that reservation.

7. Long-Stay & Multi-Room Bookings

For reservations of 5 or more consecutive nights, Atlanta Guest House may require a deposit equivalent to the first night of the booking.
Where such a deposit is requested, payment must normally be made within 24 hours of the request. If payment is not received within that period, the reservation may be cancelled or released.
Unless different terms were agreed when the reservation was made, such a deposit will ordinarily be refundable where cancellation is made more than 14 days before arrival. Where cancellation occurs within 14 days of arrival, the deposit may be retained subject to the applicable booking terms, the loss actually incurred and any rights provided by law.
For bookings involving 2 or more rooms, Atlanta Guest House may require a deposit equivalent to the first night for each room booked, payable within 24 hours of request.
Where a booking falls within both the long-stay and multi-room provisions, the multi-room deposit requirement will apply to the extent that the provisions overlap.

8. Children & Occupancy

Children are welcome where the room type and occupancy selected permit them.
All children must be included within the number of occupants declared at the time of booking.
Parents, guardians or accompanying responsible adults remain responsible for the supervision, conduct and safety of children throughout the stay.
Guests must not exceed the stated occupancy of a room by adding children, infants or other persons who were not included within the reservation without prior approval.

9. Smoking & Vaping

Atlanta Guest House is smoke- and vape-free.

10. Takeaway / Strong-Smelling Food

Takeaway food and hot, fried, greasy, pungent or strong-smelling food must not be consumed in guest bedrooms or bathrooms.

11. Damage, Breakages & Excessive Cleaning

Guests remain responsible for damage, excessive cleaning or remediation reasonably required as a result of their stay.

12. Guest Conduct

Guests must behave in a reasonable and considerate manner and must not cause nuisance, disturbance, damage, harassment, intimidation or unreasonable inconvenience to other guests, neighbours, staff or management.
Guests must comply with the property’s smoking, noise, safety and security rules.
Illegal activity, threatening behaviour, deliberate damage or serious misconduct will not be tolerated.
Guests are responsible for the conduct of every person included within or admitted in connection with their reservation.

13. Visitors & Unregistered Guests

Only registered guests included within a valid reservation may stay overnight at Atlanta Guest House.
Members of the public, unregistered guests and other third parties do not have an automatic right of entry to the property.
Anyone wishing to enter Atlanta Guest House who is not a registered guest must have a legitimate reason for doing so and must contact the property in advance to arrange an appointment or obtain management permission before entering.
This includes, for example, visitors, delivery or service personnel, representatives, agents, contractors or any other third party who does not have an existing right of access.
Permission to enter does not create any right to access guest bedrooms, private accommodation, staff areas, offices, kitchens, storage areas or other restricted parts of the property. Atlanta Guest House may refuse or withdraw access where reasonably necessary for guest privacy, safety, security, insurance, licensing or operational reasons.

14. Access to Private / Restricted Areas

Guests and visitors must not enter any private or restricted area unless specifically authorised to do so.
This includes owners’ accommodation, staff areas, kitchens not designated for guest use, offices, storage areas, service rooms and any other area not intended for general guest access.
Any person who is not a registered guest and wishes to attend or enter the property must first make contact with Atlanta Guest House and arrange an appointment or obtain express permission from management before entering.
Unauthorised entry to guest-only, private or restricted areas may result in the person being required to leave the property immediately.

15. Personal Belongings & Lost Property

Guests remain responsible for their own money, valuables, luggage and personal belongings during their stay.
Atlanta Guest House is not responsible for loss or damage except where responsibility arises under applicable law.
Any property found after departure may be retained for a reasonable period. Where a guest asks for an item to be returned, reasonable postage, packaging or courier costs may be charged.
Items which are unsafe, perishable, unhygienic or of negligible value may be disposed of sooner where appropriate.

17. Right to Refuse or Terminate Accommodation

Atlanta Guest House may refuse check-in or terminate accommodation where there is a reasonable and lawful basis to do so, including serious breach of these terms, non-payment, threatening or abusive behaviour, deliberate damage, unlawful activity, material misrepresentation, serious disturbance or conduct which creates a significant safety or security concern.
Where accommodation is terminated because of a guest’s serious breach, the guest may be required to leave the property promptly.
Any refund or outstanding liability will depend upon the circumstances, the applicable booking terms and the requirements of law.
Nothing in this provision permits discrimination or the refusal of accommodation for an unlawful reason.

18. Force Majeure

Atlanta Guest House will not be responsible for failure or delay in providing accommodation or other services where this results from circumstances outside its reasonable control.
Such circumstances may include severe weather, fire, flood, utility failure, major infrastructure failure, government action, public emergency or other events which could not reasonably have been prevented.
Where such an event materially affects a reservation, Atlanta Guest House will take reasonable steps to communicate with the guest and deal with the booking fairly in accordance with the circumstances and applicable law.

21. Statutory Rights

Nothing in these Booking Terms & Conditions excludes, restricts or limits any right or remedy which cannot lawfully be excluded or limited.
Guests retain all statutory rights available to them under applicable consumer law. Where any provision of these terms conflicts with a mandatory legal right, the mandatory legal right will take precedence.
