BOOKING & CANCELLATION POLICY

Atlanta Guest House is a small independent guest house operated by Nicermer Hotels Limited.
Because we have a limited number of bedrooms, every reservation is important to our business.
Unlike a large hotel, a longer stay or a reservation involving several rooms can represent a significant proportion of our available accommodation and expected revenue for the dates concerned.
Once accommodation has been reserved, those rooms are removed from sale and we may have to decline other enquiries. Late cancellations, particularly of longer stays or multiple rooms, can therefore cause significant loss where there is insufficient time to resell the accommodation.
For this reason, the following booking, deposit and cancellation arrangements apply.

STANDARD BOOKINGS
Unless different conditions are clearly stated at the time of booking, standard reservations may be cancelled without charge up to 7 days before the scheduled arrival date.
Where a reservation is cancelled within 7 days of arrival, a cancellation charge equivalent to the first night’s accommodation may apply.
In the event of a no-show, the first night’s accommodation may also be charged.
Any rate advertised as non-refundable or subject to different cancellation conditions will be governed by the conditions clearly displayed and accepted when that reservation is made.

BOOKINGS OF 5 NIGHTS OR MORE

Reservations for stays of five consecutive nights or more require a deposit equivalent to the first night’s accommodation.
The person making the reservation is responsible for ensuring that the required deposit is paid within 24 hours of the booking being made or within 24 hours of receiving our request for payment, whichever is later.
Until the required deposit has been received, the reservation is not considered fully secured.
If the required deposit is not received within that period, Atlanta Guest House reserves the right to cancel the reservation and release the accommodation for resale.

Cancellation more than 14 days before arrival

Where a long-stay reservation is cancelled more than 14 days before the scheduled arrival date, the first-night deposit will normally be refunded.

Cancellation within 14 days of arrival

Where a long-stay reservation is cancelled within 14 days of the scheduled arrival date, the first-night deposit may be retained towards the losses arising from the cancellation.
Where the accommodation is successfully resold and our resulting loss is reduced, this will be taken into account when determining any amount retained.

BOOKINGS OF TWO OR MORE ROOMS

Reservations involving two or more rooms require a deposit equivalent to the first night’s accommodation for each room reserved.
Multi-room reservations can remove a substantial proportion of our limited accommodation from availability and may prevent us accepting other reservations.
The person making the reservation is responsible for ensuring that the required deposit is paid within 24 hours of the booking being made or within 24 hours of receiving our request for payment, whichever is later.
Until the required deposit has been received, the reservation is not considered fully secured.
If payment has not been received within the required period, Atlanta Guest House reserves the right to cancel all or part of the reservation and release the accommodation for resale.
If a multi-room reservation is subsequently cancelled, Atlanta Guest House may retain all or part of the deposit to cover losses reasonably arising from that cancellation.
In determining any amount retained, we may take into account:

the amount of notice provided;

the number of rooms cancelled;

the length of the reservation;

our ability to resell the rooms;

the rate at which any rooms are subsequently resold; and

any other reasonable loss arising directly from the cancellation.

We will not seek to recover more than our reasonable loss arising from the cancellation.

LONG-STAY MULTI-ROOM BOOKINGS

Where a reservation involves both five nights or more and two or more rooms, the multi-room deposit requirement will apply.
A separate additional long-stay deposit will not also be charged for the same accommodation.

PAYMENT OF DEPOSITS

Where a deposit is required, payment instructions will be provided directly to the person making the reservation.
Deposits may be paid by secure payment method or by bank transfer where offered by Atlanta Guest House.
Our bank-transfer details will be provided directly following the reservation and are not published on this website for security reasons.
Guests should ensure that the booking reference and/or lead guest surname is included as the payment reference.
Payment is not treated as received until cleared funds have reached the nominated account.
Guests should never send payment-card details by email, WhatsApp or other unsecured messaging services.

FAILURE TO PAY A REQUIRED DEPOSIT

If a required deposit has not been received within the stated 24-hour period, Atlanta Guest House may cancel the reservation and make the accommodation available for other guests.
Where reasonably practicable, we may contact the person making the reservation before cancellation; however, failure to receive a reminder does not remove the guest’s responsibility to make payment within the required period.

NO-SHOWS

A reservation will normally be treated as a no-show where the guest fails to arrive on the scheduled arrival date without cancelling or contacting Atlanta Guest House.
Applicable no-show charges will be determined in accordance with the booking conditions accepted when the reservation was made.

THIRD-PARTY BOOKINGS

Reservations made through http://Booking.com or another third-party booking platform are also subject to the conditions presented and accepted through that platform.
Where a third-party platform displays specific payment, cancellation or prepayment conditions for a reservation, those conditions will apply to that reservation.
Where permitted by the platform, Atlanta Guest House’s long-stay or multi-room booking conditions may also be displayed as part of the applicable reservation conditions.
Atlanta Guest House will not retrospectively impose a material payment or cancellation condition that was not properly disclosed as part of the booking.

INVALID OR MISSING PAYMENT DETAILS

Where a reservation requires valid payment details or another form of booking guarantee and those details are invalid, incomplete or not provided as required, Atlanta Guest House may require the guest to correct or provide the required information within a reasonable period.
Where the reservation was made through a third-party platform, any request for updated payment information or cancellation will normally be handled through that platform’s authorised procedure.
Failure to provide valid payment information where required may result in the reservation being cancelled and the accommodation released for resale.

CANCELLATION BY ATLANTA GUEST HOUSE

Atlanta Guest House will only cancel a confirmed reservation where there is a reasonable basis for doing so.
Where we are unable to provide accommodation for reasons attributable to Atlanta Guest House, any payment received for accommodation we cannot provide will be refunded as appropriate.
Different arrangements may apply where accommodation cannot be provided because of circumstances genuinely outside our reasonable control.

FAIRNESS OF CANCELLATION CHARGES

Our cancellation and deposit arrangements are intended to compensate Atlanta Guest House for reasonable losses arising when reserved accommodation is cancelled.
They are not intended to operate as a penalty.
Where appropriate, we will take reasonable steps to make cancelled accommodation available for resale.
Where accommodation is successfully resold and this materially reduces the loss caused by a cancellation, that reduction will be taken into account when determining the amount of any cancellation charge or deposit retained.

CHANGES TO A RESERVATION

Requests to change reservation dates, room types, guest numbers or other material booking details are subject to availability and cannot be guaranteed.
Where a change would effectively amount to cancellation of all or part of the original reservation, the applicable cancellation conditions may apply.

IMPORTANT

Guests should carefully review the payment, deposit and cancellation conditions applicable to their reservation before completing their booking.
By completing a reservation, the person making the booking confirms acceptance of the conditions clearly presented as applying to that reservation.
This Booking & Cancellation Policy should be read together with the Atlanta Guest House Terms & Conditions and House Rules.

Nothing within this policy is intended to exclude, restrict or limit any statutory consumer rights or other rights which cannot lawfully be excluded or restricted.
