1.Your Booking

A booking is confirmed when a valid reservation has been accepted by Atlanta Guest House or through an authorised booking platform and any required payment, deposit or card guarantee has been provided.

  • ensuring the information supplied is accurate;
  • ensuring all guests included in the reservation understand and comply with these terms;
  • paying all charges associated with the reservation; and
  • ensuring the number of people staying does not exceed the number booked.

2.Direct and Third-Party Bookings

Bookings may be made directly with Atlanta Guest House or through authorised third-party booking platforms. Where a third-party platform is used, the payment, amendment and cancellation conditions shown in the booking confirmation for the particular rate booked will apply.

Our house rules, occupancy requirements, safety requirements and policies relating to conduct and use of the premises apply regardless of where the reservation was made.

Where there is any difference between our general payment or cancellation terms and a specific rate condition shown on your booking confirmation, the specific conditions attached to the rate you purchased will take precedence in relation to payment, amendment and cancellation.

3.Room Rates

Room rates vary according to room type, dates, occupancy, availability, booking conditions and booking channel. Prices displayed by third-party booking platforms may differ from prices available when booking directly with Atlanta Guest House. The price applicable to your reservation is the price confirmed at the time the booking is completed.

4.Payment

Payment arrangements depend upon the rate and booking conditions selected.

  • full payment in advance;
  • a deposit;
  • pre-authorisation of a payment card;
  • payment of the remaining balance before arrival; or
  • payment at another time specified within the booking conditions.

5.Flexible and Non-Refundable Rates

Different cancellation conditions may apply to different rates.

Flexible bookings: any cancellation or amendment must be made within the period stated in the booking confirmation. Cancellations made outside the permitted cancellation period may be charged in accordance with the conditions applicable to the reservation.

Non-refundable bookings: where a booking is expressly sold as non-refundable, payment is not normally refundable if the guest cancels, fails to arrive or chooses not to use all or part of the accommodation, subject to applicable consumer law and any rights which cannot legally be excluded.

6.Changes to a Booking

Any request to alter arrival or departure dates, room type, occupancy, guest names or other material details must be agreed by Atlanta Guest House. Changes are subject to availability and may result in a change of price.

7.Check-In

Normal check-in is 3:00pm to 7:00pm. Guests should advise us in advance if their anticipated arrival time changes materially. Arrival outside our normal check-in period is not guaranteed unless expressly agreed with us beforehand.

Guests may be asked to confirm their identity and booking details at check-in. We reserve the right to refuse check-in where there is no valid reservation, the person is not an authorised guest, payment requirements have not been met, occupancy exceeds that booked, or there is a lawful and reasonable safety or security concern. Any decision will be exercised lawfully and without unlawful discrimination.

8.Check-Out

Check-out is by 10:30am. Guests should vacate the bedroom and return any physical keys or other property belonging to Atlanta Guest House by the required check-out time. Unauthorised late check-out may result in an additional charge where it causes additional cost, loss or disruption.

9.Atlanta Guest House Is Private Premises

Atlanta Guest House is privately operated accommodation and is not open to the general public for unrestricted entry.

  • registered guests with a valid reservation;
  • persons specifically authorised by Atlanta Guest House;
  • visitors attending by prior arrangement or express invitation;
  • contractors, suppliers or representatives attending by appointment; and
  • persons exercising any lawful statutory or legal right of access.

10.Registered Guests and Occupancy

Only persons included within the confirmed reservation may occupy a guest bedroom. The number of people sleeping in a room must not exceed the number booked or the room's permitted maximum occupancy. A reservation cannot be transferred to another person without our agreement. Guests must not provide room or building access to unregistered persons.

11.Visitors and Non-Residents

Atlanta Guest House provides accommodation to registered guests and is not a public meeting venue. Non-residents do not have an automatic right to enter the property. Guests must not invite or admit friends, relatives, colleagues or other visitors into guest accommodation or other private areas without prior permission. Anyone wishing to visit a guest or attend Atlanta Guest House for another reason should contact us beforehand.

12.Breakfast

Breakfast is served during our stated breakfast period. Our normal breakfast time is 8:00am to 9:00am. Guests should confirm their breakfast arrangements or requirements when checking in. Because breakfast service is followed by preparation of rooms and the property for arriving guests, we cannot guarantee breakfast outside the advertised service period.

Breakfast entitlement depends upon the accommodation package and occupancy included within the confirmed reservation. Where breakfast is included for two registered guests, both registered guests remain entitled to the included breakfast even if one of them chooses not to sleep at Atlanta Guest House on a particular night.

  • Breakfast entitlement is limited to the number of guests included in the confirmed reservation.
  • Breakfast entitlement is personal to those booked guests and cannot be transferred to another person.
  • A non-resident who is not included within the accommodation reservation is not automatically entitled to breakfast.
  • Any breakfast for an additional person must be agreed with Atlanta Guest House in advance and may be subject to an additional charge and availability.

13.Room Servicing and Housekeeping

We respect our guests' privacy. We do not routinely enter occupied guest bedrooms to provide daily room servicing unless requested or reasonably necessary. If you require fresh towels, toiletries, replenishment of supplies, removal of rubbish or room servicing, please ask us.

We may need to enter a bedroom without the guest being present where reasonably necessary because of an emergency, fire or safety concern, suspected water leakage or property damage, essential maintenance, a reasonable concern for a guest's welfare, suspected serious breach of these terms, or another lawful and proportionate reason.

14.Towels, Linen and Guest House Property

Towels, linen, furniture, appliances, equipment and other items supplied within rooms remain the property of Atlanta Guest House. Guest House property must not be removed from the premises. We reserve the right to seek reasonable reimbursement for missing or deliberately damaged items.

15.Damage and Excessive Cleaning

Guests are expected to treat the premises, furniture, fixtures and equipment with reasonable care. Please tell us immediately if accidental damage occurs. Any charge will reflect the reasonable loss or cost actually incurred and will not be imposed as an arbitrary penalty.

  • deliberate or negligent damage;
  • missing property;
  • damage caused by unauthorised visitors;
  • smoking or vaping in prohibited areas;
  • excessive soiling or specialist cleaning reasonably required; or
  • other loss directly caused by a serious breach of these terms.

16.Smoking and Vaping

Atlanta Guest House is a non-smoking property. Smoking and vaping are not permitted inside guest bedrooms or internal communal areas. Where smoking or vaping results in additional cleaning, damage, loss of use of a room or other reasonably incurred costs, the responsible guest may be charged accordingly.

17.Fire Safety

Guests must not interfere with smoke detectors, alarms or fire safety equipment; obstruct fire doors, escape routes or stairways; use candles, incense or naked flames within bedrooms; or disable or cover fire detection equipment. Any deliberate interference with fire safety equipment may result in termination of the stay.

18.Cooking and Electrical Equipment

Guests must not use unauthorised cooking equipment or other high-risk electrical appliances within bedrooms. Any electrical equipment brought onto the premises must be used safely and must not create a fire or electrical hazard.

19.Behaviour

Guests are expected to behave respectfully towards other guests, the proprietors, staff, contractors, neighbours and the property. Threatening, abusive, discriminatory, intimidating, violent or seriously disruptive behaviour will not be tolerated. Illegal activity is prohibited.

20.Quiet Hours

Our quiet hours are 10:00pm to 8:00am. During these hours, guests must keep televisions, conversations, telephones and other noise at a level which does not unreasonably disturb other people.

21.Parties and Gatherings

Parties, events and unauthorised gatherings are not permitted. Rooms are provided for normal guest accommodation and must not be used as event spaces or meeting venues without our express prior agreement.

22.Children

Children must be supervised appropriately by their accompanying parent, guardian or responsible adult. Adults responsible for children must ensure that they comply with applicable house rules and do not create a safety risk or unreasonable disturbance.

23.Pets and Animals

Pets are not accepted unless Atlanta Guest House has expressly agreed otherwise. Nothing in this policy is intended to restrict the lawful rights of disabled guests in relation to assistance dogs or reasonable adjustments.

24.Accessibility

Atlanta Guest House is situated within an existing building and guest accommodation is accessed by stairs. There is no passenger lift. Guests with mobility or accessibility requirements are encouraged to contact us before booking so that we can explain the layout and discuss any reasonable adjustments or available options.

25.Keys and Access

Any keys, access devices or codes supplied to guests are for the guest's personal use during their stay. They must not be copied, transferred or disclosed to an unauthorised person. Guests should tell us immediately if a key or access device is lost or compromised.

26.Security

Guests are responsible for taking reasonable care of their belongings and for securing their room when leaving it. Please do not allow unknown people into the premises. Suspicious activity should be reported to us.

27.CCTV

CCTV may operate within appropriate external and communal areas of Atlanta Guest House for legitimate purposes including safety and security, prevention and detection of crime, protection of guests, proprietors and property, and investigation of incidents where appropriate. CCTV is not intended to operate within guest bedrooms or other areas where guests would reasonably expect complete privacy.

28.Wi-Fi

Where guest Wi-Fi is provided, it is supplied as an additional convenience. Although we aim to provide a reliable connection, uninterrupted availability or a particular speed cannot be guaranteed. Guests must not use our internet connection for unlawful activity or in a way which materially interferes with the service provided to others.

29.Personal Belongings

Guests remain responsible for their personal possessions. Atlanta Guest House will take reasonable care in operating the premises but cannot accept unlimited responsibility for loss, theft or damage to personal property. Nothing in these terms excludes or restricts liability where doing so would be unlawful.

30.Lost Property

Property left behind should be reported to us as soon as possible. Where we locate an item, we will make reasonable arrangements for collection or return. Guests may be required to meet reasonable postage, packaging or courier costs. Items cannot be stored indefinitely.

31.Parking and Vehicles

Where information is provided regarding nearby parking, permits, restrictions or public parking facilities, guests remain responsible for checking signs and complying with the applicable parking conditions. Atlanta Guest House cannot guarantee availability of public parking unless expressly stated as part of the booking.

32.Maintenance and Faults

Please report any defect, fault or maintenance problem promptly. We should be given a reasonable opportunity to investigate and, where appropriate, remedy a problem during the stay. Guests must not attempt substantial repairs or alterations themselves.

33.Circumstances Beyond Our Reasonable Control

Occasionally circumstances outside our reasonable control may affect the provision of accommodation or facilities. Where this happens, we will take reasonable steps appropriate to the circumstances and comply with any legal obligations owed to affected guests.

34.Refusal or Termination of Accommodation

We may refuse admission or terminate a stay where there is a lawful and reasonable basis to do so, including serious circumstances involving violence or threats, significant harassment or abuse, serious disturbance, deliberate property damage, dangerous conduct, illegal activity, unauthorised persons being accommodated, serious fire or safety breaches, or material breach of these terms.

35.Leaving Early

A guest who chooses to leave before the scheduled departure date should tell us as soon as possible. Any entitlement to refund or reduction will depend upon the booking conditions, circumstances and applicable law.

36.No-Shows

A guest who does not arrive for their reservation may be charged in accordance with the cancellation and no-show conditions applicable to the rate booked.

37.Complaints During Your Stay

If something is wrong, please tell us as soon as reasonably possible during your stay so that we have an opportunity to investigate and, where appropriate, put matters right. Complaints may also be submitted after the stay using our published contact details.

38.Privacy and Personal Information

We process personal information for purposes connected with operating Atlanta Guest House, administering reservations, communicating with guests, processing payments, meeting legal obligations, protecting the premises and providing our services. Further information is set out in our separate Privacy Notice.

39.Website and Cookies

Our website may use cookies and similar technologies necessary for operation of the website and, where applicable, analytics or other functions. Please see our separate Cookie Policy for further information.

40.Third-Party Websites and Booking Platforms

Atlanta Guest House is not responsible for technical faults within third-party websites or booking platforms which are outside our control. However, this does not affect our responsibilities in relation to a booking contract once formed with us or any statutory consumer rights.

41.Accuracy of Information

We take reasonable care to ensure that descriptions, photographs, room information and facilities are accurate. Minor changes may occasionally occur.

42.Consumer Rights

Nothing contained within these terms is intended to exclude, restrict or reduce any rights which cannot lawfully be excluded under applicable consumer-protection legislation.
